First Apartment Phase at Southgate Middletown Fully Leased; Pre-Leasing Underway for Next Section of 200 Upscale Homes

Developer Sterling Properties announced today the initial apartment phase at Southgate Middletown has reached the mark of 100% leased.

With leasing for the first phase fully executed, the developer is now launching the next section of over 200 one- and two-bedroom rental homes at the popular community in Orange County, N.Y.’s City of Middletown.  Pre-leasing for the new apartments is underway, with initial occupancy expected in December.  Interested prospects can now schedule special “Hard Hat” tours and preview the newest phase by calling 845-343-2820 to schedule an appointment.

“The first phase at Southgate Middletown was an unmitigated success as we were able to demonstrate to renters the quality, luxury, lifestyle and value offered at this community,” says Nick Hollenbeck, Director of Sales and Marketing for Sterling Properties.  “As we neared the end of our leasing program for phase I, we began to see increased demand for this new offering of homes which will boast the same condo-style floorplans, tremendous location and amenity-rich environment.  Judging by the initial response, we fully expect similar leasing velocity in phase two.”

Southgate Middletown has made its mark in the Hudson Valley with one- and two-bedroom residences boasting high ceilings, soaring living spaces and some of the largest layouts in the Orange County marketplace.

“These apartments are unlike any found in the Hudson Valley with an urban-inspired open concept that creates lots of natural light and a spacious feel,” Mr. Hollenbeck adds.

Renters in the second apartment phase will enjoy the added advantage of moving into a community where the recreational and social amenities are fully complete.  Residents will have immediate access to a lavishly-appointed 3,251 square-foot clubhouse with state-of-the-art fitness center with spin, cardio and weight equipment, furnished event lounge, shuffleboard table and media room with six 70” televisions.   Adjoining the clubhouse is a spectacular outdoor pool which made its inaugural debut this summer.

The new homes at Southgate Middletown are priced from $1,625.   Found throughout the apartments are designer finishes including wood grain cabinetry, quartz countertops, oversized subway tile backsplash, stainless appliances and contemporary luxury flooring.  Select homes will also feature private garage parking and ceiling heights reaching over ten feet.

Located near Interstate 84 and minutes from Route 17 and US 6, Southgate provides easy access to many of the area’s major business centers, including the nearby Orange Regional Medical Center, as well as a quick trip to the entertainment and cultural centers in New York City and northern New Jersey.  There’s also public transportation at the Middletown-Town of Wallkill Train Stations which whisks commuters to New Jersey and Manhattan via Metro-North trains.

Nestled in the historic Hudson River Valley, Southgate Middletown boasts a country-like atmosphere with panoramic mountain views.  Middletown is home to the historic Paramount Theatre, as well as thirteen parks and recreational areas.  The public Town of Wallkill Golf Club also lies within the City’s borders.  The Hudson Valley region is home to a variety of performing arts venues, wineries, historical attractions, museums, fine shopping and a host of state parks and outdoor activities.  Shopping can be found minutes away at the Galleria Mall.

“We’re also just 20 minutes from the renowned Woodbury Commons Premium Outlets, which is home to nationally-recognized name brand outlet stores,” Mr. Hollenbeck says.
